5 Repairs Worth Doing Before You List (and 5 That Aren't)

One of the most common questions I get from sellers: "What do I actually need to fix before we list?" Here's my honest, construction-background answer.

Worth doing:

  1. Fresh, neutral paint — one of the highest-ROI updates there is, and it's cheap compared to almost anything else.
  2. Fixing anything that'll show up on inspection — leaky faucets, obvious electrical issues, visible water damage. Buyers assume small visible problems mean bigger hidden ones.
  3. Deep cleaning and decluttering — not glamorous, but it consistently affects how buyers perceive value.
  4. Landscaping/curb appeal basics — mulch, trimmed hedges, a clean walkway. First impressions happen before anyone opens the door.
  5. Addressing any known structural or safety issues — anything that could kill a deal at inspection is worth handling upfront, on your terms, rather than in a rushed negotiation later.

Usually not worth it:

  1. Full kitchen remodels — rarely return their full cost at sale, and buyers often want to choose their own finishes anyway.
  2. New roof, unless it's actually failing — a roof with reasonable remaining life doesn't need replacing just to "look good" for buyers.
  3. Major landscaping overhauls — a manicured lawn is nice; a brand-new hardscape project usually isn't worth the investment.
  4. Trendy finishes — what's trendy today may not be what the buyer touring in three months wants. Neutral beats trendy when you're selling.
  5. Basement/attic finishing — expensive, and buyers often have their own vision for unfinished space anyway.
