Life Plan CCRC vs. Active Adult Community: Understanding the Difference

One of the most confusing parts of exploring 55+ options is that "55+ community" actually covers two very different models — and mixing them up can lead to real financial and lifestyle surprises.

Active Adult Communities (like Hershey's Mill, Fox Hill Farm, Honeycroft Village, or Preserve at Marsh Creek) are age-restricted neighborhoods — you buy a home like any other real estate purchase, pay an HOA fee for shared amenities and maintenance, and live independently. There's no built-in healthcare component.

Life Plan Communities (also called CCRCs — Continuing Care Retirement Communities), like Dunwoody Village or Maris Grove, work differently. These typically involve an entrance fee plus ongoing monthly fees, and in exchange, they offer a continuum of care — independent living now, with assisted living, memory care, or skilled nursing available on the same campus if and when needs change.

Why this distinction matters so much:

  • Financial structure is completely different. CCRC entrance fees can be substantial, and understanding what's refundable, if anything, matters enormously.
  • Long-term planning differs. If health needs are a real concern down the road, a Life Plan Community removes a lot of future uncertainty — you won't need to move again if care needs increase.
  • Lifestyle and independence differ day to day, even though both models offer active, social living right now.

Neither model is "better" universally — it depends on your health outlook, your finances, and how much you want to plan for the road ahead versus focus on right now. I walk clients through both options honestly, without steering anyone toward whichever is easier for me to sell.
