One of the most common questions I get from first-time buyers with young kids (or plans for them) is simple: "Which school district should we be looking in?"

I don't have a one-size-fits-all answer — because it depends on what you're actually looking for. But here's how I walk buyers through it:

Start with what matters to your family, not the rankings. Test scores are one data point. Class sizes, extracurriculars, commute to school, and the actual "feel" of a district matter just as much for a lot of families.

Understand the tradeoff between district and price. Some of the most sought-after districts in Delco come with a real premium on home prices. That's not a bad thing — it's just something to plan for. Other districts offer excellent education at a more accessible price point if you know where to look, which is where local knowledge (three generations of it, in my case) really helps.

Visit during the school day if you can. Photos and rankings only tell you so much. Drop by, if the district allows visits, or at least drive the area during drop-off/pickup to get a feel for the community.

Talk to me about resale, too. School district reputation is one of the biggest factors in how well a home holds or grows its value over time — worth thinking about even if you're planning to stay for decades.
