The 3-3-3 rule is a simple guideline used to help buyers evaluate properties quickly, but it’s especially helpful for sellers to understand how buyers think. As a longtime REALTOR® in Media, PA and a top producer in Delaware County, I use rules like this to help clients make clear decisions.

The rule breaks down like this:

3 Years: Buyers are encouraged to consider whether they can comfortably live in the home for at least three years. In Media, this aligns well with market data — the average homeowner stays around 7–10 years, but those who move within three often still see modest appreciation due to the area’s stability and limited inventory.

3 Things You Can’t Change: Buyers are told to evaluate three permanent factors:

  1. Location

  2. Lot

  3. Layout

As a seller in Media, these are the elements that matter most when pricing your home competitively. While cosmetic updates attract attention, buyers ultimately value fundamentals — walkability to State Street, school district, neighborhood feel, and lot size.
